Notary fee calculator (Estonia)

Estonian notary fees are set by law and identical in every office. The value-based full fee comes from the statutory table; certifying a bilateral contract (sale, gift, mortgage) costs 2 × the full fee. For mortgages, the value is 2/3 of the mortgage amount.

Real estate transactions also incur the land register state fee (no VAT): the full statutory rate for an ownership entry, 50% for a child, grandchild, parent or spouse, 75% for siblings or their children; the mortgage entry fee is based on 2/3 of the mortgage amount. Above €639,120 the fee is 0.16% (max €2,560).

The result is approximate and excludes copies, register queries and remote authentication fees.
